  • Selling a home is a big process and it can be overwhelming to the average homeowner. Realtors are specially trained to market homes, weed out unqualified buyers, and negotiate contracts.

    Realtors will also provide sellers with the appropriate legal paperwork for the sale. For example, a “Seller’s Property Disclosure” needs to be filled out in order to reveal any material defects in the home. If this document is not properly filled out, the seller could be held liable for fraud, negligence, or breach of contract.

    A Realtor will do all of the hard work so that the seller does not have to. Sellers do not have to worry about marketing the home, scheduling showings, inspections, or negotiations. By hiring a Realtor, the selling process will flow much more smoothly and put you at ease knowing that a professional is working in your best interest.

  • There is no set rate for real estate commissions, but it is common to find most real estate brokerages charging a percentage of the sale price as a commission. This percentage is frequently split 50/50 between the listing agent and buyer’s agent. I do not set a specific rate to sell a home. Each home is different, some sell quickly, while others take a lot of work and effort to sell. It is best to schedule a listing appointment where we can sit down and talk about your options as a seller.

  • It really comes down to what your needs are as a seller. If you are looking to get top dollar for your home, it may be worth making a few necessary repairs in order to attract the right buyers. If you are in a hurry and need to sell your home as soon as possible, it may be best to list your home “as is” for a lower price.   • Incentives are something I like to consider on a case-by-case basis. There are certain circumstances where it may be smart to offer an incentive. Some incentives can be offered from the start. For example, if you know the appliances are at the end of their lifetime, you may offer a home warranty to help the buyers replace them. Other incentives, like helping with closing costs, are better used during the negotiation process.

  • A multiple-offer scenario is a fun position to be in as a seller. I will help you through the negotiation process to select the right buyer. In some cases, the highest offer is not always the best buyer. We will need to consider how strong the offer is, whether they are offering cash or financing, how much they are financing and the type of loan they are using, as well as contingencies like a home inspection or appraisal contingency. As a seller, it is typically best to choose the offer that has the least amount of contingencies so that the sale will be as smooth as possible.

  • The length of time your home will be on the market depends on a variety of factors including price and the condition of your home. I am always striving to help you get the most amount of money in the least amount of time. On average, most homes that are priced right go under contract in 1-3 months. However, I have sold homes in less than one week! If you are in need of a quick close, that should be reflected in the sales price.

  • I advise against this! If you price your home too high, the home will stay on the market longer. The longer a home stays on the market, the less it will be shown. Properties that are priced right at the beginning typically sell for more in the end. Your property will attract the most amount of interest when it is first listed, so it is crucial to price it according.
